They have a massive shared parking lot and are very close to the Orange Line Metro as well as a few connecting services if you're on foot. The service is great and they keep this location clean. Definitely busy when college (LAVC) is in session. Great deals and good meals.

So long ago.... Certain place... Certain time ... If you haven 't been to J on T 's you might be asking yourself, Joan 's on Third where have you hiding all my life... the very moment you finally do. So many goodies of all varieties, baked, candied, deli-ed... and beyond! This all-day gourmet grocer cafe is one of a kind, not including its sister location in Studio City. The quality that goes into the service and upkeep is beyond inviting, personable, and positive. They have salty, sweet and classic go to snacks such as mixed buts, almonds, cheeses, crackers, and cakes just to name a few. Joan 's even offers a soup of the day, a plethora of salads, frozen items, pantry items and yes wine beer. The Garden Veggie Bagel Sandwich (100% vegan item) was probably one of the most beautiful things I ever saw... Unfornately due to a mix up I wasn 't able to try this dish due to my allergy for some multigrain/everything bagels (the ones with sunflower seeds mainly). I guess this is one of those items that can 't be alter, but they did refund us and give me a complimentary bagel on the house that was quite fresh, well toasted and delicious. They also have some killer hash browns and variety of natural plant based eats as well from 9/10AM to 4PM daily (with the exception of Mondays). My friend Art had the buttermilk pancakes (available only on weekends), very rich and fluffy and the coffee was just perfect especially in cold brew form. I got to meet thee Joan who 's energy could light up all of 3rd Street. She makes sure that everyone is happy from customer, to passersby to her employees who seem like family to her. This is a great mom an pop family owned style space with so much charm and neighborhood warmth as well as hospitality. The parking is vastly street though not to bad at all and definitely worth the trip and only a short walk to or from The Grove.

Quality of food is impressionable. Love doing the tacos, 3 soft or hard for the same price as a bowl, salad or burrito.
